FOR
BEGINNERS:
Your first 5 deals, don’t do houses
that need more than $15,000-$20,000
worth of work. Step up the renovation
projects slowly as you buy each house,
not all at once!!! If you start out
getting one of your first houses and
there needs lots of work, it will take
you too long to finish. You end up
spending a lot of money in holding costs
and carrying costs and end up making
very little on the deal after doing an
immense amount of work to the house.
It’s best to pass on a house or two or
wholesale a house or two to an
experienced rehabber than take on a big
project right away.

The
Selling Process. This is were
Robyn separates herself from the rest of the
rehabbers. She will take you through the
entire process of selling your newly renovated
house to a First-Time Homebuyer. She
covers everything from marketing the house as
a FSBO (For Sale Buy Owner)
to using real estate agents and the MLS
(Multiple Listing Service).
Then she takes you through
the financing process and the use of FHA and
other special finance programs for first-time
homebuyers.
Robyn will take you through the underwriting
process and what exactly is a FHA buyer with A credit. Robyn
never takes carry backs or 2nd mortgages. She get 100%
cashed out at the time of closing, because she has learned how to
take those moderate or close buyers that most mortgage brokers
will tell you can not go FHA, and get them FHA financing.
This means that most mortgage brokers would tell you that the best
this buyer can get is an 85%-90% sub-prime conventional mortgage.
Which also means that you would have to carry back the difference.

Never, never take your house off the
market without seeing someone’s credit
report! Don’t take the word of a
mortgage broker or a realtor that the
person is approved or qualified. Don’t
believe them without seeing any
documentation. Most Pre-qualification
